COMPETITIVE BID CONSTRUCTION
Many projects are acquired through the competitive bid process. This process involves the Owner hiring a design firm to design and draw his or her project. The drawings are then sent out to be competitively bid. The lowest responsible bidder is selected, and construction commences.  This is the most traditional method of construction, but it has its drawbacks. Unfortunately, most Owners do not have the expertise to evaluate the cost of the Architect's design and drawings. This could lead to many budget surprises at the time of bid.  Also, during construction, there are no incentives for the Contractor to reduce the project costs. Many times there are larger incentives to increase it.  In the traditional, competitive bid process, responsibilities are fragmented by separating planning design from construction. Owners typically communicate only with the Designers. This means that the Contractor is not responsible for executing the Owners intentions, only executing the drawings, which almost always contain ambiguities. It also directs the Contractor to do everything the cheapest way instead of the best way.  Even with its drawbacks, competitive bidding is still the most used format and Sausal Corporation acquires a sizable amount of work under this format.

DESIGN/BUILD CONSTRUCTION
Sausal Corporation is able to offer a Single Source approach to the construction process by providing complete Design/Build Programs including site selection, site planning, building utilization along with construction management capabilities. We offer the following methods for Design/Build Construction:

LUMP SUM CONTRACT:
Sausal Corporation will construct a project based on the Owners requirements as well as handle all project costs in exchange for a Lump Sum amount paid by the Owner.

GUARANTEED NOT TO EXCEED CONTRACT:
This contract includes a Guaranteed Maximum Price provision for the Owners requirements. Sausal Corporation would pay any costs incurred above the maximum price. In situations where there were savings, the savings would be shared between the Owner and Sausal Corporation.

COST OF THE WORK PLUS A FEE:
In this contract the Owner agrees to reimburse Sausal Corporation for all job related costs as well as overhead and profit. The final contract amount is determined upon the completion of the project. This method provides flexibility to the Owner in determining the needs and requirements of the project.

Sausal Corporation has successfully executed and performed under all of these types of contracts. We are understanding of an Owners needs and concerns and are willing to enter into any type of contract which mutually benefits both parties.

CONSTRUCTION MANAGEMENT
Construction Management can be an attractive alternate to the traditional contracting method. This process requires a team approach which combines the design and construction phase of a project by hiring a Construction Manager to coordinate and manage the design and construction process. The goal of the Construction Manager is to create a quality project, on time and on budget.

Many times we can direct design firms as to the best economy of construction while maintaining aesthetics and quality. We can bring the team together by encouraging an atmosphere of trust and respect, while identifying differing interests and concerns.
